Australian Education Trust (AEU) is a leading childcare centre property owner also focused on education sector. AEU is one of the largest childcare property owners in Australia and New Zealand and holds a portfolio of 388 childcare centers. During fiscal 2007, the company completed the purchase of 158 center properties as well as 12 center properties. As at 30 June 2007, the Company acquired independent valuation of 69 of its childcare centre properties. Australian Education Trust listed on the Australian Stock Exchange on 22nd of May, 2003. AEU has a strategic alliance with ABC Learning Centres (ABC), a leading childcare provider, which has enabled the Company to capture around six percent of the entire market. As at 30 June 2008, the value of the Trust’s total assets under management was $467 million, with a portfolio of 437 properties. The Trust is managed by Austock Property Management Limited, which is a part of Austock Property and a wholly owned Company of Austock Group. The Trust has conditional land purchase agreements with three private trusts focused on the purchase and development of three private schools by the end of 2010. AEU will constantly monitor their development progress and will take actions accordingly.
AEU intends to create value for investors through the provision of secure long term cash-flows offering minimal risk. The Trust enjoys a sound, predictable income stream thus providing investors with an income yielding investment offering future capital growth.
Australian Education Trust History
AEU was formed in November 2002, with a focus on both real estate assets and childcare businesses. It made its debut on the ASX as the Peppercorn Investment Fund (PIF) on 22 May 2003. In December 2004, it went through a restructuring process and sold its businesses. It was renamed to Australian Education Trust with its operations transformed into a property trust. At present, AEU retains a portfolio of more than 400 properties which it leases to ABC Learning Centres Limited (ABC) with standard time duration of ten or twenty year.
