Babcock & Brown Japan Property Trust (BJT) is a property investment trust. The Trust makes investments into the real estate market of Japan. BJT was founded on 31st January 2005. On 17 February 2005, the Trust developed into a register scheme according to the Corporations Act 2001. The Company makes acquisitions without taking part in competitive bidding. It became floated on the Australian Stock Exchange on April 4, 2005. During the fiscal 2007, the Trust was principally focused on investing in interests in assets in Japan, with any remaining Australian funds being invested in short-term deposits. As at fiscal 2008, the Trust had interests in a portfolio of 44 retail office and residential properties spread across all over the Japan. At present the overall value of the Trust’s portfolio is up to ¥110B which is about A$1.5B. The Trust is managed by Babcock and Brown Japan Property Management Limited which is a subsidiary of Babcock & Brown. Babcock & Brown Co., Ltd, which is also a subsidiary of Babcock & Brown, is engaged in the provision of asset management services in Japan.

Babcock & Brown Japan Property Trust is one of the first Australian property trusts that invested in real estate market of Japan. The total value of IPO portfolio was around A$570M, including 48% retail and 52% office properties. The cap rate of IPO portfolio was approximately 5.6% and 52% gearing.
