ING Real Estate Community Living Group (ILF) is a real estate investment group specialising in the development, ownership and operation of managed rental accommodation for seniors and students. The Group comprises two property trusts, ING Real Estate Community Living Fund and ING Real Estate Community Living Management Trust. ILF listed on the Australian Stock Exchange (ASX) on 1 July, 2004. As at 30 June 2008, the Group had 126 seniors and student housing properties in its portfolio, with its combined assets valued at A$1.2 billion. ILF offers diversified investment throughout Australia, Canada, New Zealand and the USA. ILF’s strategy is focused on consistently achieving high occupancies through developing and investing in housing communities which offer growth opportunities and areas of limited competition. It aims to become a leading owner and operator of senior communities by establishing alliances with major offshore joint venture partners. In Australia, ILF has the capabilities to develop, own and manage both rental and DMF senior housing. ILF is committed to pursue the delivery of the Fund's development pipeline in order to achieve long term income growth.

ILF was founded with a vision to provide quality affordable rental accommodation for seniors, together with providing investors with an opportunity to make investments in a niche property market. The Group owns and manages 25 villages across Australia offering a quality affordable community environment for seniors to live in.
